The ownership of Six Hundred West Main has selected Dodson Multi-Family, a division of Dodson Property Management, to handle management, maintenance, and marketing for the sophisticated mixed-use apartment building in downtown Charlottesville.
The six-story, 53-unit building is located at 600 W. Main St. adjacent to the iconic Blue Moon Diner. As part of the management contract, Dodson will handle marketing of apartments, tenant screening, rent collection, maintenance, inspections, and financial reporting. Dodson will also oversee management of the property’s 4,700-square-feet of commercial space and those associated responsibilities.
"Dodson is an excellent blend of big firm processes but entrepreneurial thinking. It stood out to me that it has a division dedicated to buildings of our size," says Heirloom Development’s Jeffrey Levien, developer of Six Hundred West Main. Within Dodson Multi-Family, the company operates a "tweener" division, catering to mid-size buildings of less than 60 units. "Thus, they have experience being sensitive to the needs of mid-size buildings like ours.
With modern, edgy design, the property has kept its promise to reimagine downtown architecture and the urban living experience. Units offer floor-to-ceiling windows, white quartz countertops, island kitchens, custom black matte cabinetry, sleek appliances, and light birch flooring. Amenities include a resident concierge, meditative courtyard with outdoor fireplace, private art gallery with resident lounge, onsite car parking and bike storage, custom resident bikeshare, and access to retail space anchored by the Blue Moon Diner. The building, consisting of studios to three-bedroom units, is fully leased but availabilities can be found on the property website.
Levien noted Dodson Multi-Family Division Director of Operations Sarah Fehr’s past experience, in particular, in managing high-end properties in the Washington, D.C. area as "critical to our decision" to bring Dodson aboard.
"Taking over management of Six Hundred West Main is an exciting opportunity to represent a truly unique property and showcase our capabilities of catering to the needs of residents who appreciate distinctive urban living," Fehr says. "We look forward to deepening our relationship with Heirloom and building on the experiences they have created for residents."
