Who Needs to Apply?
All individuals aged 18 years or older who intend to reside at the property are required to submit an individual application, irrespective of their ability to provide proof of income. A non-refundable application fee of $65 is applicable to each applicant. (Applications remain valid for a period of 45 days from the date of completion.) Evernest does not discriminate against any applicant based on their personal characteristics or beliefs.
Identity Verification
Each applicant will be required to submit a front and back of their ID, along with a live selfie for identity verification. Military IDs will not be permitted. The pictures submitted must be taken live—screenshots will not be accepted under any circumstances—and the ID presented must be non-expired.
Credit, Eviction, Criminal
A residential credit report will be executed for all applicants applying, which differs from a traditional FICO credit report. For properties located in the state of Virginia, a credit score between 595.0-609.0 will result in conditional approval. Credit scores above 610.0 will be automatically approved.
- Open bankruptcies, outstanding rental debt, and evictions within the last 7 years will result in application denial.
- Criminal reports are reviewed based on offense type, severity, and time elapsed since the offense occurred.
Income Verification
Each applicant will be subjected to show favorable proof of income. Applicants may be required to link their bank/payroll account, provide paystubs, bank statements, benefit letters, offer letters, employer details for future employment, and other applicable documents to verify income as listed on the application. All documentation provided must be in .PDF format, as screenshots are strictly prohibited. The matrix below outlines the specific income thresholds depending on the source of income provided.

How Evernest Screens and Works with Section 8 Applicants
At Evernest, we welcome residents participating in the Housing Choice Voucher Program (Section 8) and are committed to providing fair and equal housing opportunities. We do NOT decline a Section 8 applicant solely based on the group's credit score or income. Our screening process ensures that every applicant meets our standard qualifications for a safe and successful rental experience, while also complying with all applicable federal, state, and local fair housing laws.
Screening Criteria for Section 8 Applicants
While your Section 8 voucher helps cover a portion of your rent, all applicants must meet the following criteria:

Rental History
- No outstanding rental debt to a current or former landlord.
- Positive rental references and a record of on-time payments.

Bankruptcy Status
- No open bankruptcies at the time of application.

Eviction History
- No eviction filings or judgments within the qualifying period stated in our rental criteria.

Criminal Background
- Applicants must have a criminal history that meets Evernest's screening standards and complies with applicable laws. (Any criminal record that does not satisfy our criteria may result in a denial of the application)
Additional Steps for Section 8 Applicants
- Once your application is approved, Evernest will work directly with your local housing authority to coordinate all necessary inspections, documentation, and lease requirements.
- All move-in dates are subject to successful housing authority inspection and approval.
Our goal is to make the leasing process as smooth and transparent as possible for Section 8 applicants while maintaining the same quality standards across all of our properties.
Guarantor Policy
Guarantors may be added to an application for applicants that do not meet the minimum requirements for income and/or credit score. Additionally, the guarantor of the application assumes full financial responsibility for the lease. Guarantors will be required to meet all approval requirements, and must have at least:
- A residential credit score of 650 or higher
- 24 months of verifiable rental history
- A higher income threshold as highlighted in the matrix below

Pet Policy
$25 non-refundable pet verification will be charged for each qualified pet upon lease signing. Please refer to the marketing description for any property-specific stipulations such as pet deposit, pet rent, weight limits, etc. (Subject to applicable state and local laws). Simply being approved does NOT mean the property is yours. To secure the property, a deposit must be placed, and a lease must be signed.
